August brought a subtle shift in the GTA real estate market—home sales eased by 2.1% year-over-year, landing at 5,057 transactions, while the average sale price dipped 2.7% to $993,410. Benchmark prices also reflected a 4.5% decrease. While some may attribute this to the usual seasonal pause, there’s a silver lining: affordability has seen some improvement for buyers. Over my 21 years and 700+ transactions across the GTA, I’ve navigated all market cycles, and moments like these call for a strategic approach—whether that’s smart pricing or maximizing your home’s appeal.
