GTA new home sales rebound masks a condo market in retreat

In the GTA, we’re seeing a striking divide in the new home market: single-family sales have surged 50% above average, hitting 781 units—helped along by an expanded HST rebate. Meanwhile, condo sales have dropped significantly, falling 80% below average to just 237 units. Interestingly, single-family home prices have seen an 8.5% decline to $1.36M, while condo prices edged up 2.5% to $1.05M. With current inventory at 18,546 units, it’s clear that buyers and sellers are facing very different landscapes depending on the property type.
